12 Lot Residential Subdivision
This project involved obtaining subdivision consent for a 12-lot subdivision accessed via a private right of way. A legal road could not be established due to existing site constraints, including neighbouring properties, so approvals were coordinated with the waste collection provider and mail carrier to allow the access to effectively function as a road.
The site also presented technical challenges due to known high groundwater levels and associated flood risk. Groundwater testing was therefore undertaken early in the process to ensure any potential issues could be identified and addressed prior to the engineering design stage.
The subdivision required approval from Land Information New Zealand (LINZ) due to survey and title considerations associated with the development. Coordination with the surveyor and LINZ was a key component of the project to ensure the subdivision could be successfully completed and new titles issued.
